Applied Digital’s 322% growth: read past the headline

What Changed, October 8, 2026: AI data-center revenue accelerated, but tenant fit-out work, concentrated customers and heavy construction spending shape the investment case.

What changed on October 7

Applied Digital reported $341.875 million of revenue for the quarter ended August 31, 2026, up from $80.934 million a year earlier. The company also reported $65.8 million of base rental revenue from its high-performance-computing hosting business and said live critical IT load at Polaris Forge 1 reached 250 megawatts on October 1, after the quarter ended.

The results confirm that the AI data-center program has moved beyond construction alone. They do not make every dollar of reported revenue recurring rent, and October's 250-megawatt operating figure should not be presented as an August-quarter average.

The revenue mix matters

Tenant fit-out services contributed $183.5 million of the quarter's revenue. MacroShed calculates that as 53.67% of GAAP revenue. Base rent was $65.8 million, or 19.25%. Tenant recoveries added $13.3 million. These categories describe different economics: fit-out work prepares space for a tenant, recoveries reimburse specified costs, and base rent is the closer measure of the operating lease stream.

The company reported $262.6 million of HPC Hosting revenue and $33.4 million of segment operating profit. That is a calculated 12.72% segment operating margin for this quarter. It should not be treated as a stabilized margin: the mix includes substantial fit-out work, and the company continues to deliver new buildings.

Applied Digital also presents adjusted revenue and adjusted EBITDA that exclude ChronoScale, its approximately 96%-owned consolidated subsidiary. The measures can help examine management's chosen core operations, but they remove a business that remains inside GAAP results. We use GAAP total revenue for the mix calculations above.

The buildout is producing rent—and consuming capital

The 10-Q reports $2.075 billion of purchases of property, equipment and other assets during the quarter, compared with $63.9 million of operating cash flow. The company reported $77.4 million of interest expense, up from $8.0 million a year earlier, and the release described $6.4 billion of debt against $3.7 billion of cash, cash equivalents and restricted cash.

Those figures do not prove that the projects are uneconomic. Large data centers require construction spending before contracted capacity produces rent. They do show why lease quality, delivery timing, financing terms and eventual cash generation matter more than a single revenue-growth percentage.

The comparison between $77.4 million of company-wide interest expense and $65.8 million of HPC base rent is deliberately limited. Interest covers the broader capital structure, while base rent covers one revenue category and excludes future contracted capacity. It is a scale check, not an interest-coverage ratio.

Customer concentration is part of the exposure

The 10-Q says three customers represented 56%, 21% and 11% of quarterly revenue. Together that is 88%. Large contracts can support financing and rapid growth, but reliance on a few counterparties makes delays, renegotiations or credit problems more consequential.

The company says it had about 1.41 gigawatts under lease across five campuses, representing approximately $36 billion of contracted revenue over initial base terms. Contracted revenue is not the same as current-period GAAP revenue, and it depends on construction, delivery and performance over time.

For investors, APLD offers direct exposure to building and operating AI infrastructure. It also carries construction, funding, execution and customer-concentration risk. The stock is not a simple proxy for current AI-compute demand.

What to watch next

Track base rental revenue and net operating income as more capacity becomes operational. Reconcile each announced megawatt with an actual ready-for-service date, rent commencement and subsequent cash flow. Watch construction spending, incremental debt, interest expense and customer concentration alongside the contracted-revenue headline.

A stronger case would show rising recurring rent and operating cash generation without proportionate increases in financing risk. A weaker case would feature delayed campuses, a persistently fit-out-heavy revenue mix, or funding costs rising faster than operating income.

For now, the quarter is evidence of commercial progress and unfinished economics. We have not converted the $36 billion contract figure into a valuation, assumed renewal options, or estimated a fair share price.
